Most homes for sale in San Elijo Hills are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,450,000 home in San Marcos, California, that's about $21,250 back at closing.

Your San Elijo Hills savings stack
San Elijo Hills is a master-planned community of about 3,400 homes on roughly 1,920 acres on the ridge above San Marcos. HomeFed Corporation began planning it in the 1990s, and most homes were built between 2000 and 2015 in more than two dozen villages, from Atherton and Luminara to Woodley's Glen, Westridge, Promontory Ridge, and The Estates. The community has a walkable town center and about 18 miles of trails, with Double Peak Park at the top.
Prices depend heavily on home type. In the third quarter of 2026, the median sale was about $1.46 million across 27 sales. Over six months through September 2026, detached homes had a median of $1,645,000 and attached townhomes and condos a median of $815,000. In September 2026, the median listing was about $1.3 million.
Each village was financed under its own sub-district of the City of San Marcos community facilities district, so two homes of the same size can carry very different special taxes. HOA dues also vary, with attached homes near the town center usually paying more. A local buyer's agent who pulls the tax bill, the sub-association budget, and recent village sales is the difference between a fair price and an expensive surprise.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in San Elijo Hills can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $21,250 on a $1,450,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

The details that change your monthly payment or resale value, and that a listing won't mention.
Village sub-districts change the monthly cost more than list price does. Our local agents line up special taxes and dues for each village you like.
We gather the tax bill, CFD name and sunset year, escalation terms, HOA dues and reserve study, other parcel charges, and prior-year bills.
Median days on market rose in 2026. Homes that sit longer give room to negotiate, and we use that history in your offer.
Many newer California homes have solar. A lease or loan transfers with the home, so we confirm the terms before you remove contingencies.
Newer resales may still carry part of the builder's structural warranty. We ask the seller for the paperwork so you know what transfers to you.
