Most homes for sale in Pacific Highlands Ranch are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,900,000 home in San Diego, California, that's about $32,500 back at closing.

Your Pacific Highlands Ranch savings stack
Pacific Highlands Ranch is a master-planned community of about 2,650 acres in San Diego, between Carmel Valley to the west, Torrey Highlands to the east, and Del Mar Mesa to the south. The city approved it in 1998, and about 1,300 acres are preserved as open space with a multi-use trail system. It has more than 30 neighborhoods, from townhomes to gated single-family enclaves.
Pardee Homes, now part of Tri Pointe Homes, built most of the community through the 2000s and 2010s, joined by Toll Brothers, Lennar, Meritage Homes, and Hallmark Communities. The Highlands, from 2022, was the newest neighborhood. The Village at Pacific Highlands Ranch holds shops, dining, and a branch library that opened in late 2024. Residents also share swim clubs, community parks, and newer schools such as Pacific Sky School.
Pacific Highlands Ranch is now mostly a resale market, with few new homes left. In the third quarter of 2026, the median sale price was about $2.06 million. It is known as a high Mello-Roos area, and newer phases carry newer bonds, so two similar homes can differ by hundreds of dollars a month. A local buyer's agent who pulls each home's special tax bill and compares it with Carmel Valley and Del Sur is how you get the best price in Pacific Highlands Ranch.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Pacific Highlands Ranch can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $32,500 on a $1,900,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Each section has its own age, price point, and school zoning. Here is how they compare.

Most of the community, built from the 2000s through 2022, including Sendero, Vista Santa Fe, and The Highlands.
Detached

Gated luxury
Homes close to the shops, dining, and library at The Village at Pacific Highlands Ranch.
Walkable
The details that change your monthly payment or resale value, and that a listing won't mention.
Newer phases often carry newer bonds. Our local agents pull each special tax bill so a cheaper price does not hide a higher payment.
Buyers here often compare Carmel Valley and Del Sur. We line up full monthly costs across all three so you choose with real numbers.
Several districts meet in this area. We confirm the assignment for each address before you pay for a location.
Newer resales may still carry part of the builder's structural warranty. We ask the seller for the paperwork so you know what transfers to you.
Many newer California homes have solar. A lease or loan transfers with the home, so we confirm the terms before you remove contingencies.
