Final new homes
Otay Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $850,000 home in Chula Vista, California, that's about $11,250 back at closing.

Your Otay Ranch savings stack
Otay Ranch is a 22,899-acre master plan in eastern Chula Vista, built as a string of walkable villages, each with its own parks, schools, and shops. Homebuilding started in 1999, and the plan allows about 25,000 homes at build-out. Villages include Escaya, Cota Vera, and Millenia, the urban core next to Otay Ranch Town Center.
HomeFed Corporation develops Escaya and Cota Vera and holds about 4,450 more acres, entitled for about 13,000 homes in five future villages. Builders such as Lennar, Shea Homes, and KB Home sell in several villages. New homes in 2026 start in the low $600,000s for townhomes at Cota Vera and the low $700,000s for paired homes at Escaya, while resales in the older villages cover a wide range of prices.
Almost every Otay Ranch home pays an HOA and a Mello-Roos special tax, and the amounts change by village, phase, and home size. Schools, commute times, and amenity access also vary from one village to the next. A local buyer's agent who knows each village's tax districts and builders helps you pick the right village and then negotiate the best price inside it.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Otay Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $11,250 on a $850,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Otay Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Mostly resale
About 4,450 acres entitled for about 13,000 homes, next to the city's planned university and innovation district.
Planned
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Each village has its own amenities, tax districts, and commute. Our local agents start with how you live and narrow the search to two or three villages before you tour.
Special taxes can differ by thousands of dollars a year between villages. We line up the tax figures so a lower list price does not hide a higher monthly cost.
The SR 125 toll road and Otay Ranch Town Center shape daily life here. We check drive times from each village to your work before you pick a lot.
A completed home that sits unsold costs the builder money every month. Our local agents ask which specs are aging and push for a lower price or a bigger credit on those first.
Builder rate buydowns often require the builder's lender. We get an outside quote so you can see what the incentive is really worth before you commit.
