Rialto and Millau by Century
Two collections of two-story homes with solar and no HOA. Millau plans start from $532,990, and quick move-ins have listed from the low $500s.
Active new builds
Twelve Bridges builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $650,000 home in Lincoln, California, that's about $6,250 back at closing.

Your Twelve Bridges savings stack
Twelve Bridges is a large master-planned community on the east side of Lincoln in Placer County. Its specific plan, studied in a 1993 environmental report, covers about 4,868 acres with room for about 10,200 homes and more than 2,000 acres of open space and golf. Most of the plan is now built, with new villages still opening on the remaining land. Roseville and Rocklin are a short drive south on Highway 65.
Daily life centers on Twelve Bridges Golf Club, parks, and a long network of walking and biking trails. Twelve Bridges Elementary, Middle, and High Schools sit inside the community, all in Western Placer Unified. Lincoln Crossing, Lincoln Hills Town Center, and the new Sutter Health campus are close by. Century Communities sells two collections here with solar and no HOA, and its quick move-in homes have listed from the low $500s. KB Home is building 214 homes in Villages 4A and 4B.
The catch is the paperwork. Older homes carry a small Twelve Bridges assessment that ends in 2027, while newer villages carry their own Mello-Roos taxes, and HOA rules change from village to village. A local buyer's agent who checks the tax bill and disclosures for each lot matters here. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Twelve Bridges builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $650,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Twelve Bridges model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Resales
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Older homes pay the Twelve Bridges Assessment District 1995-1, which ends with the September 2, 2027 bond payment. Newer villages such as KB Home's carry their own CFD tax. Pull the parcel's tax bill before you write an offer.
Century's Twelve Bridges homes have no HOA, but some older villages have one. Ask for the HOA disclosure on every resale.
Century includes solar on its Rialto homes and on qualifying Millau homes. Confirm whether the system is owned or leased before you compare prices.
Century has cut quick move-in prices on finished homes, with some listed tens of thousands below the original price. Our local agents compare those discounts with what the builder offers on to-be-built homes.
Bring or register a local TurboHome agent on your first visit to the sales office on Roebling Street so buyer-agent compensation, and your rebate, stay in place.
