Buy a home in The Meadows and keep the commission

Most homes for sale in The Meadows are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,800,000 home in Lake Forest, California, that's about $30,000 back at closing.

What to know before buying in The Meadows

The Meadows is a Toll Brothers community of 541 single-family homes on 126 acres in Lake Forest, in Orange County, south of Bake Parkway and east of Rancho Parkway. The land was the Nakase family's plant nursery from the late 1960s, and the city approved the master plan in 2020. Toll Brothers opened 18 model homes in November 2022 and now lists the community as sold out, so homes here sell as resales.

The recreation center has a clubhouse, two pools, two spas, cabanas, and outdoor barbecues. Seven parks are open to the public, with sports fields, two dog parks, and basketball, pickleball, and volleyball courts, and a trail runs alongside the Serrano Creek Trail. The community also includes 65 affordable senior apartments. Students attend Saddleback Valley Unified schools.

Toll Brothers priced new homes from about $1.5 million to $2.2 million at the 2022 opening, with the final home site listed from $2,549,000, and homes carry no Mello-Roos. A local guide puts HOA dues in the mid to high $200s a month. Six collections means comps need care, and a local buyer's agent who compares the same collection keeps your offer on target. Our local agents write strong resale offers and credit you a TurboHome rebate at closing.

Stack your rebate on top of the deal in The Meadows

Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.

The seller's or builder's incentive

Sellers in The Meadows can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $30,000 on a $1,800,000 home.

What we negotiate on top

Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.

What our local agents check in The Meadows

The details that change your monthly payment or resale value, and that a listing won't mention.

  • Use the no Mello-Roos advantage

Toll Brothers marketed The Meadows with no Mello-Roos. Compare the total monthly cost with Irvine homes that carry a CFD tax.

  • Confirm the HOA for the home

One local guide puts dues in the mid to high $200s a month. Ask for the current budget for the exact home.

  • Comp by collection

The six collections range from about 1,900 to 3,600 square feet. We pull sales from the same collection before you make an offer.

  • Check the school zone

The Meadows is in Saddleback Valley Unified, and the district chose not to build a school on site in 2023. Confirm the schools for the address.

  • Look at new homes nearby

If you want a new build, Great Park Neighborhoods and Portola Springs are close. We can compare them with Meadows resales and register you before any model visit.

Buying in The Meadows: common questions

Yes, when the seller pays buyer-agent compensation. TurboHome keeps a flat fee and credits you the rest at closing. On a $1,800,000 home with 2.5% compensation, that is $45,000 minus a $15,000 flat fee, or a $30,000 TurboHome rebate. Your lender confirms how the credit is applied.
