The newest all-ages village, about 400 acres with more than 1,800 homes planned. Trumark, Lennar, Shea, and Tri Pointe collections sell here, from the low $800,000s to the mid $2 millions.

Rancho Mission Viejo builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $1,400,000 home in Rancho Mission Viejo, California, that's about $20,000 back at closing.

Your Rancho Mission Viejo savings stack
Rancho Mission Viejo is the master-planned community on the last large piece of the historic Rancho Mission Viejo ranch in south Orange County, east of San Juan Capistrano. The 2004 Ranch Plan allows up to 14,000 homes on about 23,000 acres, with roughly 17,000 acres kept as a permanent reserve. Homes started in Sendero in 2013, followed by Esencia in 2015 and Rienda in 2022, and more than 5,000 families lived here by 2023.
Each village has its own pools, parks, and gathering spaces, and community programs are funded through a RanchLife transfer fee charged when homes sell. Students attend Capistrano Unified schools, including the Esencia K-8 school, and a Rienda K-8 school is set to open in fall 2027. Los Patrones Parkway connects the villages to the 241 toll road.
New homes are selling in Rienda and in the 55+ Gavilán village, from the low $800,000s at Tri Pointe's Lavender to the mid $2 millions at Shea's Arrowleaf. Every home sits in a Community Facilities District, HOA dues run from about $250 to $1,000 a month, and a transfer fee applies on sale. With five builders and big tax differences between villages, a local buyer's agent pays for itself. Our local agents compare total monthly cost, negotiate on lot premiums, upgrades, spec homes, and lender incentives, and credit you a TurboHome rebate on top of any builder deal.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Rancho Mission Viejo builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $20,000 on a $1,400,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Rancho Mission Viejo model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Every home here sits in a Community Facilities District, but the amount changes a lot from Sendero to Rienda. One local guide puts the monthly gap on similar homes at $400 to $800. Get the exact figure for the lot.
A community transfer fee is charged when a home sells. A local guide lists 0.375% in Sendero and Esencia and 1.0% in Rienda and Gavilán. Ask for the current rate in writing.
Esencia's K-8 school serves the older villages. Rienda's K-8 school is planned for fall 2027, so families buying now should confirm where children attend until then.
Trumark, Lennar, Shea, Tri Pointe, and Del Webb all sell at once. Prices start from the low $800,000s at Lavender, so line up base price, lot premium, and included features before you tour.
Most buyers visit several model complexes in one day. Tell us which ones you want to see so we are registered as your agent at each before you walk in.
