Great Park Neighborhoods builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $1,500,000 home in Irvine, California, that's about $22,500 back at closing.

Your Great Park Neighborhoods savings stack
Great Park Neighborhoods is FivePoint's master-planned community around Orange County Great Park in Irvine, on land that was once the El Toro Marine Corps Air Station. Homes started selling in 2013 on roughly 2,100 acres, and it is still one of the busiest new-home communities in the country. FivePoint reported 611 new home sales here in 2025, enough for a spot on RCLCO's list of top-selling master-planned communities.
The community is built as a string of parks, each with its own neighborhoods: Pavilion Park, Beacon Park, Parasol Park, Cadence Park, Novel Park, Rise, Solis Park, and Luna Park. Residents share 26 pools along with clubhouses, paseos, and sports courts, and the Great Park next door adds sports fields and open space. Most homes are in Irvine Unified, and some fall in Saddleback Valley Unified.
Prices run from the low $600,000s for attached homes to the low $1.7 millions, with seven builders selling at once. That range makes Great Park one of the easier ways into a new Irvine home, but Community Facilities District taxes push the total rate near 1.7% to 1.9%. A local buyer's agent compares builders, lots, and tax lines before you commit. Our local agents negotiate on lot premiums, upgrades, spec homes, and lender incentives, and credit you a TurboHome rebate on top of any builder deal.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Great Park Neighborhoods builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $22,500 on a $1,500,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Great Park Neighborhoods model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

City records put the Great Park Community Facilities District 2013-3 tax around 0.6% to 0.8% of value, on top of the base rate. On a $1.5 million home that is real money each year, so ask for the exact figure on your lot.
Most Great Park homes are in Irvine Unified, but some areas are in Saddleback Valley Unified. Confirm the district for the address before you choose a lot.
Lennar, Toll Brothers, Tri Pointe, Taylor Morrison, Pulte, KB Home, and Trumark all sell here. Base prices and included features differ a lot between them.
With 611 sales in 2025, builders here move a lot of finished inventory. We look for spec homes that have sat and push for a better price or credit.
Most buyers tour several builders in one day here. Tell us which models you want to see so we are registered as your agent at each before you walk in.
