Portola Springs builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $1,700,000 home in Irvine, California, that's about $27,500 back at closing.

Your Portola Springs savings stack
Portola Springs is a Villages of Irvine village in the foothills of northeast Irvine, along Portola Parkway east of Sand Canyon Avenue. The Irvine Company planned it as Planning Area 6, building started in 2006, and the area is capped at about 4,670 homes on roughly 3,256 acres. New homes are still selling here, from California Pacific Homes, Shea Homes, and Risewell Homes.
Village life centers on four clubhouses with pools, including a hilltop park and pool that looks out over Irvine, plus a 32-acre community park with sports fields. Students attend Portola Springs Elementary or Loma Ridge Elementary, then Jeffrey Trail Middle and Portola High, all in Irvine Unified.
Current collections run from about 2,000 to 3,500 square feet. Arbor by Shea Homes was listed from $1,988,888 and Cielo from $2,748,888 in late 2025, and resales cost less, with a 2026 median near $1.7 million. Every home sits in a Community Facilities District and an assessment district, so taxes need a close look. A local buyer's agent helps you compare three builders on price, lot premiums, and incentives. Our local agents negotiate hard on upgrades, spec homes, and lender incentives, then credit you a TurboHome rebate at closing.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Portola Springs builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $27,500 on a $1,700,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Portola Springs model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Neighborhoods built from 2006 on, near the village clubhouses and Portola High. Homes here sell as resales.
Mostly resale
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Portola Springs homes carry a Community Facilities District tax and the city's Reassessment District 04-20. Ask the builder for the annual amount on your exact lot and add it to your payment.
Resales sold for a median near $1.7 million in 2026, below most new-home starting prices. We price both so you know what the new features cost you.
California Pacific Homes, Shea Homes, and Risewell Homes all sell here. Base prices, lot premiums, and included features differ, so compare them on the same sheet.
The village has two elementary schools. Confirm which one serves the street with Irvine Unified before you pick a lot.
Most buyers tour several Portola Springs collections in one day. Tell us which ones you want to see so we are registered as your agent at each before you walk in.
