Your Ladera Ranch savings stack
Ladera Ranch is a master-planned community of about 8,100 planned homes in unincorporated south Orange County, built on land from the Rancho Mission Viejo ranch. Rancho Mission Viejo Company and DMB developed it on about 4,000 acres, with about 1,600 acres kept as open space, and the first residents moved in in December 1999. The builders have long since sold out, so homes here sell as resales.
The community is laid out as villages and districts, including Covenant Hills and Terramor, each with its own parks and pools. The Ladera Ranch Maintenance Corporation (LARMAC) runs the shared pools and parks, and Ladera Ranch Community Services plans community events. Several elementary schools sit inside the community, and high school students attend Tesoro or San Juan Hills in Capistrano Unified. The Urban Land Institute gave Ladera Ranch an award for excellence in 2006.
Single-family homes start near $1 million, and the median sale was about $1.22 million in early 2026. Mello-Roos runs about $2,000 to $4,000 a year and is dropping in older phases as bonds pay off, and the master HOA includes internet service. Because taxes and dues change by village, a local buyer's agent who pulls the exact bills helps you compare homes fairly. Our local agents write strong resale offers and credit you a TurboHome rebate at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Ladera Ranch can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $16,250 on a $1,250,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.
