Gated neighborhoods
Talega has several gated sections with larger homes, some near the golf course.
Mostly resale
Most homes for sale in Talega are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,800,000 home in San Clemente, California, that's about $30,000 back at closing.

Your Talega savings stack
Talega is a master-planned community of about 3,500 homes in the hills of north San Clemente, in south Orange County. Talega Associates, a partnership of Starwood, Standard Pacific, and Catellus, bought the 3,470-acre ranch in 1997, building began in 1999, and the last homes were finished around 2015. Homes here now sell as resales.
The community has about 40 neighborhoods and 19 miles of trails, with Spanish and Mediterranean architecture throughout. Talega Golf Club, designed with Fred Couples, opened in 2001, and the community has gated sections and several 55+ neighborhoods, including The Gallery. Vista Del Mar, a K-8 school, sits inside Talega, and older students go on to San Clemente High in Capistrano Unified. The San Clemente pier and beaches are about 10 to 15 minutes away.
Condos start near $800,000, single-family homes run from about $1.3 million to more than $5 million, and the median sale was about $1.8 million in March 2026. Most neighborhoods carry Mello-Roos, and dues stack a master HOA with neighborhood associations. A local buyer's agent who pulls each home's tax bill and HOA budget keeps you from overpaying. Our local agents know south Orange County well, write strong resale offers, and credit you a TurboHome rebate at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Talega can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $30,000 on a $1,800,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

The details that change your monthly payment or resale value, and that a listing won't mention.
Most Talega neighborhoods carry a Mello-Roos special tax, and the amount varies. Pull the tax bill for the exact home before you write an offer.
All homes pay the Talega master association, and condos and some neighborhoods add their own. Ask for both budgets during escrow.
Vista Del Mar is a K-8 school inside Talega, and San Clemente High is the usual high school. Confirm the attendance zone for the address.
Most Talega homes were built between 1999 and the late 2000s. Budget for roofs, water heaters, and HVAC, and get a full inspection.
If you want a new home, Rancho Mission Viejo is about 15 minutes north. We can compare total monthly costs and register you before any model visit.
