Mostly resale
Most homes for sale in Baker Ranch are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,500,000 home in Lake Forest, California, that's about $22,500 back at closing.

Your Baker Ranch savings stack
Baker Ranch is a master-planned community in Lake Forest, in Orange County, built by a partnership of Shea Homes and Toll Brothers on what was once the largest undeveloped site in the city. It opened in early 2014 and sold about 260 homes in its first eight months, with about 2,380 homes planned across three villages, including attached homes and apartments. The builders have sold out, so homes here now sell as resales.
The Grove clubhouse with its lagoon-style pool and The Arbors swim club anchor the amenities, and the community counts seven parks and three pools in all. Linear parks and trails connect toward Whiting Ranch Wilderness Park and Limestone Canyon. Students attend Saddleback Valley Unified schools, including El Toro High, and the 241 toll road, the 5, and the 405 are close.
Baker Ranch homes pay no Mello-Roos, which is rare for a newer south Orange County community. When the community launched, prices ran from the high $400,000s to over $1 million, and the median sale is now about $1.53 million. Many homes pay two association fees, so a local buyer's agent who pulls both budgets helps you compare. Our local agents write strong resale offers and credit you a TurboHome rebate at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Baker Ranch can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $22,500 on a $1,500,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.
