Sunridge builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $650,000 home in Rancho Cordova, California, that's about $6,250 back at closing.

Your Sunridge savings stack
Sunridge is a cluster of master-planned neighborhoods in southeast Rancho Cordova, south of Douglas Road, east of Sunrise Boulevard, and north of Grant Line Road. The city completed the Sunridge Specific Plan in 2002 for about 2,606 acres, with sites for four elementary schools and about 99 acres of parks. The city's project list adds up to roughly 7,700 homes across Anatolia, Montelena, Sunridge Park, Arista del Sol, and several smaller subdivisions.
Anatolia is the oldest and largest section, with about 2,100 homes, a 12,000 square foot clubhouse with three pools and two spas. Building has moved east into Montelena, where Tri Pointe, Richmond American, Pulte, and Premier have sold homes, and into Arista del Sol by Woodside. Tri Pointe lists Starblossom at Montelena from the mid $600s, and local agents put most Sunridge new construction in the $600s to $800s.
Taxes and HOA dues vary a lot from one subdivision to the next, so a buyer's agent who reads the disclosures matters here. Some Montelena homes carry no HOA but pay several hundred dollars a month in special taxes, while Anatolia has an HOA and older bonds. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Sunridge builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $650,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Sunridge model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Builders and the Anatolia guides list Elk Grove Unified schools such as Sunrise Elementary and Pleasant Grove High, but some agent sites cite Folsom Cordova Unified. Confirm the district for the exact lot.
Tri Pointe lists Starblossom with no HOA but about $288 a month in assessments. Anatolia homes pay HOA dues of about $100 a month. Compare the total monthly cost, not just one line.
Anatolia resales sit next to brand new Montelena homes. Our local agents compare the two so you see the trade-off between price, age, HOA, and taxes.
The city still lists several Sunridge subdivisions as approved or under construction. Ask what will be built near your lot and when.
Bring or register a local TurboHome agent on your first visit to any Sunridge sales office so buyer-agent compensation, and your rebate, stay in place.
