Serrano builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $1,100,000 home in El Dorado Hills, California, that's about $12,500 back at closing.

Your Serrano savings stack
Serrano is Parker Development Company's master-planned community in El Dorado Hills, in El Dorado County, north of Highway 50. Entitled in the early 1990s under the El Dorado Hills Specific Plan, which covers about 4,000 acres, it is expected to reach about 4,765 homes at buildout. A 2026 county staff report counted about 4,500 already built, and Parker still sells custom lots and new pre-designed homes. Downtown Sacramento is about 30 miles west on Highway 50.
Serrano is organized into villages, several of them gated, with guard gates near the country club. About 1,000 acres stay as open space, with ponds, restored wetlands, oak groves, and about 17 miles of trails. The private Serrano Country Club has a par-72 Robert Trent Jones Jr. golf course, dining, tennis, and a pool, with membership sold separately. The Village Green, a public library, and an outdoor amphitheater sit inside the community, and Folsom Lake is about 10 minutes away.
Most homes for sale are resales, and Redfin put the August 2026 median near $1.08 million. A custom lot in Village M and a production home in Lower Serrano are very different purchases, and village lines change HOA dues, schools, and road upkeep. A local buyer's agent who knows each village helps here. Our local agents also have deep new-build experience and negotiate hard on lot premiums, upgrades, and lender incentives when you buy new.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Serrano builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $12,500 on a $1,100,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Serrano model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
The county CFD 1992-1 averaged about $524 a year per house for 2025 to 2026 and its bonds end in 2031. A separate school facilities special tax has no end date. Big quoted Mello-Roos numbers are usually both added together.
The Buckeye Union and Rescue Union boundary runs through Serrano. Look up the exact parcel before you write an offer if the elementary school matters to you.
The owners' association covers gates, landscaping, trails, and security. Serrano Country Club is a separate optional membership with its own cost.
The association bills in layers by village, and the last public disclosure is from 2020. Get today's assessment during escrow before you rely on it.
