East Village

Resale
Most homes for sale in Robertson Ranch are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,700,000 home in Carlsbad, California, that's about $27,500 back at closing.

Your Robertson Ranch savings stack
Robertson Ranch is a 398-acre master plan in Carlsbad at El Camino Real, Tamarack Avenue, and Cannon Road, east of the coast in ZIP 92010. The City of Carlsbad approved the plan in 2006 with two phases. The East Village has 485 homes, including 320 single-family homes, and the West Village, marketed by Toll Brothers as Rancho Costera, was approved for 672 homes, a village center, and a public park site.
McMillin Companies, Brookfield, Shapell, and Toll Brothers all worked on the community. Neighborhoods include gated enclaves such as The Bluffs and The Vistas, plus resort-style pools and trails toward Agua Hedionda. As of early 2026, prices ran from about $1.6 million for smaller detached homes to $3 million or more for larger homes with views, and October 2026 listings had a median asking price above $3.3 million.
Because the community paid for new streets and schools, most homes carry Mello-Roos special taxes on top of HOA dues, and the amounts depend on the tract. Sage Creek High School is nearby. A local buyer's agent who checks each tax bill, compares gated and open sections, and negotiates seller credits is how you get real value in Robertson Ranch.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Robertson Ranch can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $27,500 on a $1,700,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
Each section has its own age, price point, and school zoning. Here is how they compare.

Gated
The details that change your monthly payment or resale value, and that a listing won't mention.
Gated enclaves cost more in price and dues. Our local agents show you similar homes in both so you can decide what the gate is worth.
Special taxes differ by tract. We pull the tax bill for every home so your comparison includes the full payment.
Robertson Ranch is about 3 miles from the coast and close to Highway 78. We check drive times at rush hour before you choose.
Many newer California homes have solar. A lease or loan transfers with the home, so we confirm the terms before you remove contingencies.
Newer resales may still carry part of the builder's structural warranty. We ask the seller for the paperwork so you know what transfers to you.
