Wildflower
Affordable single-family and attached homes of 1,411 to 1,452 square feet in the northern section, with solar and two-car garages. Some buyer qualifications apply.
Entry price
Park Circle builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $725,000 home in Valley Center, California, that's about $8,125 back at closing.

Your Park Circle savings stack
Park Circle is Touchstone Communities' 192-acre master plan in Valley Center, just north of Escondido off Valley Center Road. Touchstone bought the historic Konyn Dairy, known locally as the sunflower fields, in 2013, added the neighboring Orchard Run parcel, and won county approval in 2017. Ground broke in fall 2020, the first models opened that spring, and the plan calls for 632 homes plus a small retail center.
The center of the community is Harvest Park, a circular park with a stage, event lawn, play areas, and barbecues. Residents also share private recreation centers with pools and a fitness room, plus more than 8 miles of trails. Shea Homes, Beazer Homes, KB Home, Richmond American, Meritage Homes, and Wildflower built the neighborhoods, and by 2023 more than 85% of homes had sold. Resales in 2026 have sold from about $699,000 to $799,000.
A 2026 resale listing showed HOA dues of $274 a month and a Mello-Roos special tax of $2,664 a year, so the true monthly cost runs well above the mortgage. Many homes also have solar, owned or leased. A local buyer's agent who pulls every fee, checks the solar terms, and negotiates against the last new homes is what gets you the best price in Park Circle.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Park Circle builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,125 on a $725,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Park Circle model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Mostly resale
The details that change your monthly payment or resale value, and that a model home tour won't mention.
HOA dues and the special tax added about $496 a month to one 2026 listing. Our local agents total every fee so you compare true monthly costs.
Many Park Circle homes have solar. A lease transfers with its payments, while owned solar adds value, so we confirm before you remove contingencies.
Several 2026 listings cut their prices before selling. We study each home's price history and set your offer around it.
Newer resales may still carry part of the builder's structural warranty. We ask the seller for the paperwork so you know what transfers to you.
Builder rate buydowns often require the builder's lender. We get an outside quote so you can see what the incentive is really worth before you commit.
