Northlake builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $650,000 home in Sacramento, California, that's about $6,250 back at closing.

Your Northlake savings stack
Northlake is a 577-acre master-planned community in North Natomas, Sacramento, developed by Integral Communities. It was planned for years as Greenbriar before it launched under the Northlake name. Integral plans about 2,175 single-family homes plus apartments, built around about 41 acres of lakes, 65 acres of trails and open space, about 21 acres of parks, and a 16.8-acre K-8 school site.
Lennar is the homebuilder, with sales that opened in 2021 and a second phase selling now. Collections include Shor, Lakelet, Wavmor, Crestvue, Watersyde, Drifton, and Bleau, with Lennar prices from about $551,000 to about $923,000. The 1.5-acre Resident's Club, with a pool, opened in July 2022. Sacramento International Airport and downtown are both a short drive.
North Natomas sits behind levees, and new building there paused for years before FEMA flood rules changed in 2015, so flood insurance and Mello-Roos belong in your budget. A recent listing showed HOA dues of about $97 a month. A local TurboHome agent helps you compare collections, lots, and the full monthly cost. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Northlake builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $650,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Northlake model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
North Natomas is protected by levees. Building resumed after FEMA's 2015 A99 designation. Get a flood insurance quote for your lot before you sign.
Northlake homes carry Mello-Roos special taxes on top of the base rate. Ask Lennar for the estimated tax bill on your homesite.
Lots near the lakes and trails can carry premiums. Our local agents compare lot premiums with quick move-in homes so you see the real price.
The 1.5-acre Resident's Club with a pool celebrated its grand opening in July 2022. Ask what your HOA dues cover.
Bring or register a local TurboHome agent on your first visit to the Lennar welcome home center so buyer-agent compensation, and your rebate, stay in place.
