Laguna Ridge builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $650,000 home in Elk Grove, California, that's about $6,250 back at closing.

Your Laguna Ridge savings stack
Laguna Ridge is a master-planned area of about 1,900 acres in southwest Elk Grove, west of Highway 99, south of Elk Grove Boulevard, east of Bruceville Road, and north of Bilby Road. The city adopted the Laguna Ridge Specific Plan on June 16, 2004 and updated it in 2019. The plan's environmental review allowed about 7,762 homes, with about 153 acres of parks, 86 acres of paseos, and 127 acres for schools.
Most of Laguna Ridge is built. Neighborhoods include The Grove by Reynen & Bardis, Madeira, Tuscan Ridge, Zgraggen Ranch, and an age-restricted Del Webb section. New construction continues at Arbor Ranch, where Lennar and The New Home Co. sell homes from the high $500s to the $900s. Realtor.com showed a median listing price of about $660,000 in Laguna Ridge Village in October 2026.
Homes here pay the Laguna Ridge special tax, which funds roads, parks, and ongoing maintenance and can rise each year. A buyer's agent who reads the tax disclosure and compares resales with new builds is worth having. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Laguna Ridge builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $650,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Laguna Ridge model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Laguna Ridge CFD 2005-1 funds infrastructure and maintenance. The city says the maximum tax can rise 2% a year and is levied through fiscal year 2050-51.
Some parcels also fall in Poppy Ridge CFD 2003-1, which the city caps at $965 per home. Ask for the full tax bill on any home you like.
New Arbor Ranch homes have no HOA per The New Home Co., while older Laguna Ridge resales may have HOAs. Our local agents compare the full monthly cost.
If you are 55 or older, ask about the Del Webb neighborhood. Age-restricted homes have their own rules and dues.
Bring or register a local TurboHome agent on your first visit to an Arbor Ranch model so buyer-agent compensation, and your rebate, stay in place.
