Buena Vida (Olvera and Solana)
Del Webb's gated 55+ neighborhood, built 2016 to 2019. Olvera homes run about 2,216 to 3,041 square feet and Solana about 1,401 to 2,119.
55+ resale
Most homes for sale in La Floresta are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,200,000 home in Brea, California, that's about $15,000 back at closing.

Your La Floresta savings stack
La Floresta is a master-planned community in east Brea, in north Orange County, on about 120 acres of former orchard land. The city planned it for up to 1,110 homes along with shops, a senior living community, and parks. Building ran through the 2010s, and homes here now sell as resales.
The Village at La Floresta brings a Whole Foods Market, restaurants, and shops within walking distance of many homes, and walking and biking trails run through the community. Inside La Floresta, Del Webb built Buena Vida, a gated 55+ neighborhood of 267 homes on 41 acres with its own recreation center, pool, and pickleball courts. The New Home Company added Agave, 80 active adult condos. Carbon Canyon Regional Park is a short drive east.
Buena Vida homes run from the mid $700,000s to the mid $1 millions, with an average near $1.25 million, and all-ages homes elsewhere in La Floresta sell in a similar range. The city's Community Facilities District 2011-1 covers the community, so the special tax adds to each bill, and 55+ HOA dues run from about $303 to $830 a month. A local buyer's agent who pulls each home's tax and HOA figures helps you compare it with older Brea homes. Our local agents write strong resale offers and credit you a TurboHome rebate at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in La Floresta can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $15,000 on a $1,200,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

The details that change your monthly payment or resale value, and that a listing won't mention.
La Floresta is in the city's Community Facilities District 2011-1. The special tax varies by home, so check the bill before you compare with older Brea homes that pay none.
Buena Vida and Agave are age restricted. Confirm the age rules and who may live in the home before you write an offer.
Buena Vida dues run from about $303 to $830 a month depending on home type. All-ages neighborhoods have their own association budgets.
Homes closest to the Village at La Floresta and Whole Foods often sell faster. We price that convenience against similar homes farther in.
La Floresta is in Brea Olinda Unified. Confirm the attendance zone for the address with the district.
