Lennar's entry collection at Heritage Carson Creek with single-story homes of about 1,251 to 1,437 square feet, from about $497,000.
Active new builds
Heritage Carson Creek builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $650,000 home in El Dorado Hills, California, that's about $6,250 back at closing.

Your Heritage Carson Creek savings stack
Heritage Carson Creek is Lennar's gated, age-restricted 55+ community near El Dorado Hills Town Center in El Dorado County. It was formerly marketed as Heritage El Dorado Hills. Local agents describe it as 409 acres with about 1,060 homes, built from 2015 to the present, and 180 of those acres stay as open space. Highway 50 is close by, and downtown Sacramento is about 30 miles west.
Residents have a 5,000-square-foot fitness and clubhouse space called The Retreat, with a fitness studio, demonstration kitchen, spa, and theater. The plan adds pools, tennis, pickleball, bocce, a dog park, a community garden, and walking trails, and Lennar scheduled Club Carson, a newer clubhouse for the Carson Creek phases, for fall 2025. Front-yard landscaping is included, and streets are private and gated. Folsom Lake, Serrano Country Club, and the Palladio in Folsom are all a short drive away.
Lennar lists current single-story and Next Gen homes from about $497,000 to $721,000, while larger resales reach about $1.3 million. Lennar's own fee estimate adds about $4,572 a year in special assessments to a 1.03% base tax. A local buyer's agent who checks the full monthly cost matters here. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Heritage Carson Creek builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $650,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Heritage Carson Creek model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
