Most homes for sale in Harmony Grove Village are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,250,000 home in Escondido, California, that's about $16,250 back at closing.

Your Harmony Grove Village savings stack
Harmony Grove Village is a master-planned community of about 740 newer homes in the valley between Escondido and San Marcos. It has an Escondido address in ZIP 92029 but sits in unincorporated San Diego County. Master developer New Urban West planned it on about 468 acres of former mining and farm land, and Standard Pacific, later part of Lennar, began selling homes in 2015.
The plan includes eight parks, about 2 miles of multi-use trails that connect toward Elfin Forest, The Grove pool, an equestrian center, and a small village retail area. Recent sales ranged from about $835,000 to $2.4 million, with a median near $1.28 million. Most resales fall between about $850,000 and $1.4 million, and larger homes on bigger lots reach $2 million or more.
Nearly every home pays an HOA, about $230 to $425 a month, plus a Mello-Roos special tax from county CFD 2008-01, about $2,400 to $5,900 a year by home size under the 2017 schedule. The valley is also a high fire hazard area with a two-lane main road. A local buyer's agent who adds up dues, special taxes, and insurance before you offer is how you compare homes here honestly.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Harmony Grove Village can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $16,250 on a $1,250,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.

The details that change your monthly payment or resale value, and that a listing won't mention.
Those three costs vary a lot by home here. Our local agents add them up so two similar list prices are compared fairly.
Harmony Grove Road is a two-lane road through a high fire hazard area. We review evacuation routes and get insurance quotes early.
Permits, code enforcement, and law enforcement come from San Diego County, not the City of Escondido. That matters for remodel plans.
Many newer California homes have solar. A lease or loan transfers with the home, so we confirm the terms before you remove contingencies.
Newer resales may still carry part of the builder's structural warranty. We ask the seller for the paperwork so you know what transfers to you.
