The Heights
One of the Five Knolls builder tracts. Homes now sell as resales.
Mostly resale
Most homes for sale in Five Knolls are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $850,000 home in Santa Clarita, California, that's about $11,250 back at closing.

Your Five Knolls savings stack
Five Knolls is a Brookfield Residential community of about 494 homes on 247 acres in Saugus, in the Santa Clarita Valley. The land was once planned as Keystone, and Brookfield held the grand opening in September 2015. Brookfield, Christopher Homes, Meritage Homes, Tri Pointe Homes, and KB Home built the neighborhoods, which have since sold out, so homes here sell as resales.
The Club is the private recreation center, with a pool for residents, and parks and trails run through the community. Golden Valley Park and the Golden Valley open space are close. Elementary students attend Saugus Union schools such as Highlands Elementary, and older students go to La Mesa Junior High and Golden Valley High in the Hart district, depending on address.
Saugus homes closed at a median of about $842,500 in the 30 days ending October 27, 2026, and Five Knolls prices depend on the builder tract. Mello-Roos commonly applies on top of a base rate of about 1.10% to 1.25%. With five builders and different tracts, a local buyer's agent who comps the right tract keeps your offer on target. Our local agents write strong resale offers and credit you a TurboHome rebate at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Five Knolls can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $11,250 on a $850,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.
