Buy a new home in Skyline and keep the commission

Skyline builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $950,000 home in Santa Clarita, California, that's about $13,750 back at closing.

What to know before buying in Skyline

Skyline is a master-planned community in the hills of Canyon Country, on the east side of Santa Clarita in Los Angeles County. Los Angeles County approved the plan in 2010 for 1,260 lots on about 2,173 acres, with about 1,770 acres kept as open space. Pardee Homes, now part of Tri Pointe Homes, began building in 2019, and Tri Pointe is still selling.

Two amenity hubs anchor the community. The Lookout has pools, cabanas, a spa, a fitness center, and a playground, and the 55+ Altis neighborhood has its own VuePoint Pool. Miles of trails run through the open space around the homes. Students attend Sulphur Springs elementary schools and William S. Hart high school district campuses, depending on address.

Tri Pointe prices homes from the low $700,000s at Altis to the low $1 millions at Luna. Skyline sits in Community Facilities District 2014-1, and one local guide estimates the special tax at about $2,400 to $3,500 a year. With an all-ages and a 55+ collection selling side by side, a local buyer's agent helps you compare plans, lots, and total monthly cost. Our local agents negotiate on lot premiums, upgrades, spec homes, and lender incentives, and credit you a TurboHome rebate on top of any builder deal.

Stack your rebate on top of Skyline builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

Skyline builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $13,750 on a $950,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with Skyline builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.

Register us before your first model home visit

Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Skyline model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

Where to buy inside Skyline

Each village has its own age, price point, and school zoning. Here is how they compare.

Luna

One- and two-story homes with backyards for all ages, priced from the $900,000s.

Active new builds

Altis

Single-story homes for buyers 55 and older, priced from the low $700,000s, with the VuePoint Pool.

What our local agents check in Skyline

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Count the CFD tax

Skyline is in CFD 2014-1. A local guide estimates $2,400 to $3,500 a year, and one listed home paid about $2,612. Ask the builder for the figure on your lot.

  • Know the 55+ rules at Altis

Altis is age restricted. Confirm the age rules and HOA budget before you reserve a home there.

  • Expect phased releases

Tri Pointe releases a few homesites at a time. We watch each release and help you pick a lot before the best ones go.

  • Check the school path

Skyline elementary students are in Sulphur Springs schools, and older students go to Hart district campuses. Confirm the schools for the address.

  • Register us before your first visit

Tell us before you tour the Luna or Altis models so we are registered as your agent from the first visit.

Buying in Skyline: common questions

Yes. When the builder pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $950,000 home with 2.5% compensation, that is $23,750 minus a $10,000 flat fee, or a $13,750 TurboHome rebate. Your lender confirms how the credit is applied.
