Get ready to buy in Centennial and keep the commission

Home sales in Centennial have not opened yet. When builders start selling, they pay your agent's commission and TurboHome credits most of it back to you, on top of builder incentives. On a $750,000 home in northern Los Angeles County, California, that's about $8,750 back at closing.

What to know before buying in Centennial

Centennial is a planned community by Tejon Ranch Co. on about 12,323 acres of Tejon Ranch in northern Los Angeles County, near Interstate 5 and State Route 138. The plan calls for 19,333 homes, including about 3,500 affordable homes, plus about 10.1 million square feet of commercial space. Construction has not started.

The approvals have a long court history. A court rescinded them in 2022, an appeals court affirmed that ruling on June 26, 2025, and Los Angeles County set the approvals aside on December 2, 2025. Tejon Ranch is now working to re-entitle the project, so builders, schools, amenities, and dues have not been announced.

No homes are for sale and no prices have been released, so treat any figures you see as estimates until builders open sales. Buyers who want this part of north Los Angeles County can watch Centennial while shopping communities that are selling now. When sales open, builders will set registration rules for buyer agents. A local TurboHome agent can track the project, register you as soon as interest lists open, and plan a TurboHome rebate on your future home.

Stack your rebate on top of Centennial builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

Centennial builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,750 on a $750,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with Centennial builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Get on our list before sales open

Many builders only pay a buyer's agent who is with you, or registered, on your first visit or interest-list signup. Join a Centennial interest list alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us you are interested. We watch for the first releases, register you with each builder, and keep your rebate on the table.

What our local agents check in Centennial

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Follow the re-entitlement

Los Angeles County set aside the approvals in December 2025 and Tejon Ranch is working to re-entitle the project. Timelines depend on that process.

  • Treat prices as unknown

No builder has released pricing. Ignore any price claims until sales offices open.

  • Plan for new special taxes

Large new communities in California often use Mello-Roos or CFD taxes to pay for roads and schools. Ask for the tax figure as soon as builders publish it.

  • Register early

Builders often require your agent to be registered on your first visit. Tell us you are interested and we will register you when interest lists open.

  • Shop selling communities too

If you need to buy sooner, compare communities that are selling today in Santa Clarita and the Antelope Valley. We can tour them with you.

Buying in Centennial: common questions

Yes, once sales open. On a $750,000 home with 2.5% builder-paid buyer-agent compensation, that is $18,750 minus a $10,000 flat fee, or about $8,750 as a TurboHome rebate. The home price is an example only, since no prices have been released.
