Porter Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $1,350,000 home in Los Angeles, California, that's about $18,750 back at closing.

Your Porter Ranch savings stack
Porter Ranch is a neighborhood in the northwest San Fernando Valley, inside the City of Los Angeles, set against the Santa Susana Mountains. Shapell Homes built much of the older community, and most of it went up from the 1990s on in planned, often gated, neighborhoods. Today Toll Brothers runs the newer master plan on the hills above, with one collection still selling.
Toll Brothers' gated hillside villages have private resort-style amenities, and the community includes the Porter Ranch Town Center, a 14-acre community park, and hiking and biking trails. Limekiln Canyon Park and O'Melveny Park are close by. Students attend Los Angeles Unified schools, including Porter Ranch Community School, and many addresses route to Granada Hills Charter High School.
Older tracts sell from about $1.1 million to $1.8 million, the gated Bellagio section from about $1.8 million to $2.8 million, and Toll homes from about $1.6 million to more than $3 million. Toll's final Bella Vista Ridge Collection is priced from $2,749,000. Some buyers also ask about the 2015 Aliso Canyon gas leak, which was sealed in 2016. With so many segments, a local buyer's agent who comps within the right one keeps your offer on target. Our local agents negotiate on new Toll homes and resales and credit you a TurboHome rebate at closing.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Porter Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $18,750 on a $1,350,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Porter Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Older tracts, Bellagio, and Toll villages sell at very different prices. We pull sales from the same segment before you make an offer.
Toll lists no Mello-Roos for its master plan, but a local guide warns that some newer homes carry special taxes. Pull the tax bill for the exact home.
Many Porter Ranch addresses route to Granada Hills Charter High School, which buyers value. Confirm the assignment with the LAUSD School Finder.
The 2015 gas leak above the neighborhood was sealed in 2016. Read the seller's disclosures and the state's monitoring reports during escrow.
