West Creek
Built 1998 to 2008, with mature trees and established schools. A local guide calls it the deepest comp market in Valencia.
Mostly resale
Most homes for sale in West Creek / West Hills are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $900,000 home in Valencia, California, that's about $12,500 back at closing.

Your West Creek / West Hills savings stack
West Creek and West Hills are neighboring master-planned areas in Valencia, in the Santa Clarita Valley of Los Angeles County, both part of the long-running Valencia master plan. West Creek was built between 1998 and 2008, and West Hills is made up of eight builder tracts, including Belmont, Capri, Highgate, and Milan. Builders have sold out here, so homes now sell as resales.
Both areas have mature landscaping, neighborhood parks, and paseos that link to the wider Valencia trail system. West Creek students commonly attend Valencia Valley Elementary, Charles Helmers Elementary, and Rio Norte Junior High. Elementary schools in West Hills fall in the Newhall, Saugus Union, or Castaic districts, and grades 7 to 12 are in the Hart district.
One local guide puts West Creek homes at about $750,000 to $1.3 million, with Mello-Roos of $1,500 to $2,800 a year under CFD 2002-1 and HOA dues around $140 to $210 a month. Newer West Hills tracts also carry Mello-Roos, while older ones may have little or none. Because taxes and schools change tract by tract, a local buyer's agent who checks each address keeps your offer on target. Our local agents write strong resale offers and credit you a TurboHome rebate at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in West Creek / West Hills can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $12,500 on a $900,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
Each section has its own age, price point, and school zoning. Here is how they compare.

West Creek's CFD 2002-1 runs about $1,500 to $2,800 a year, and a local guide says some bonds drop off in the early 2030s. Pull the tax bill for the home.
West Hills addresses can fall in the Newhall, Saugus Union, or Castaic districts. Check the district locator for the exact address.
Each West Hills tract has its own builder and era. We pull sales from the same tract before you make an offer.
Many homes here are 15 to 25 years old. Budget for roofs, water heaters, and HVAC, and get a full inspection.
