Sagebrook by JMC
Homes of about 1,962 to 3,110 square feet with three or four bedrooms, from $709,990.
Active new builds
Fiddyment Farm builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $750,000 home in Roseville, California, that's about $8,750 back at closing.

Your Fiddyment Farm savings stack
Fiddyment Farm is a master-planned community in West Roseville, Placer County, west of Fiddyment Road. It is the Fiddyment Ranch area of the West Roseville Specific Plan, which the city adopted in February 2004, and it was planned for about 4,170 homes on about 1,678 acres. Most villages are built, and JMC Homes is selling some of the last new neighborhoods.
The community is laid out around parks, greenbelts, and paved trails that connect villages such as Sonata, Silver Oak, Settler's Ridge, The Woods, and Shadow Creek. Fiddyment Farm Elementary serves much of the community, and older students attend Barbara Chilton Middle and West Park High, which opened in 2020. A volunteer neighborhood association runs events, but it is a social group rather than an HOA.
New homes from JMC start around $710,000 at Sagebrook and run past $939,000 at Meadowbrook, while resales start lower. Every new home here carries Mello-Roos, and two homes on one street can sit in different tax districts. A local buyer's agent who pulls the parcel tax bill before you write an offer matters here. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, spec homes, and lender incentives. Your TurboHome rebate then stacks on top of whatever the builder offers.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Fiddyment Farm builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,750 on a $750,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Fiddyment Farm model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Resales
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Fiddyment Ranch homes fall in facilities districts CFD #1 or #5 plus services district CFD #2. Newer phases pay more, so check the bill for the exact parcel, not the tract.
In West Roseville, facilities taxes and services taxes rise at different rates each year. Ask for the rate and method for both before you compare monthly payments.
Many Fiddyment Farm homes have no HOA, and the neighborhood association is a volunteer group. Some villages differ, so ask for the disclosure on each home.
Fiddyment Farm Elementary, Barbara Chilton Middle, and West Park High serve much of the area, but boundaries can change. Confirm with the district for the address.
Bring or register a local TurboHome agent on your first JMC visit so buyer-agent compensation, and your rebate, stay in place.
