Fanita Commons
The planned main village, with shops, homes, civic and office space, and the closest link to the central farm.
Planned
Home sales in Fanita Ranch have not opened yet. When builders start selling, they pay your agent's commission and TurboHome credits most of it back to you, on top of builder incentives. On a $850,000 home in Santee, California, that's about $11,250 back at closing.

Your Fanita Ranch savings stack
Fanita Ranch is a planned community of about 2,638 acres in northern Santee, in the hills north of Santee Lakes. The city's plan calls for 2,949 homes with a school site, or 3,008 without one, in three villages called Fanita Commons, Vineyard, and Orchard, set around a working farm. About 63% of the land would become habitat preserve, with trails linking to regional open space.
HomeFed Corporation is the developer, and its plans include a 30-acre organic farm, a town center with shops and a K to 8 school, and single-family homes, townhomes, condos, and apartments. The approvals have been fought in court for years. In June 2026, a state appeals court upheld a ruling that set the latest approvals aside, so the project is on hold. No builder has opened sales, and there are no prices yet.
If Fanita Ranch moves ahead, expect new Santee homes with HOA dues and special taxes, as in other newer Santee neighborhoods such as Weston. Early buyers usually get the best lot selection and launch pricing. A local buyer's agent who follows the approvals and registers you with each builder before your first visit keeps you first in line and keeps your rebate intact.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Fanita Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $11,250 on a $850,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit or interest-list signup. Join a Fanita Ranch interest list alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us you are interested. We watch for the first releases, register you with each builder, and keep your rebate on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
The June 2026 appeals ruling put Fanita Ranch on hold. Our local agents watch the city and court record and will tell you when sales are realistically close.
Weston, a newer Pardee Homes neighborhood off Mast Boulevard in Santee, shows how new homes, HOAs, and special taxes work locally.
The site borders open hills in a high fire hazard area. Once lots are released, we help you get insurance quotes early, before you commit.
Launch phases can sell quickly. Having your loan approval ready means you can act on the first release with the lot you want.
Builder rate buydowns often require the builder's lender. We get an outside quote so you can see what the incentive is really worth before you commit.
