Anden by Lennar
Two-story paired homes from 1,463 to 2,162 square feet with three or four bedrooms. These are Escaya's last new homes, priced from the low $700,000s.
Final new homes
Escaya builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $725,000 home in Chula Vista, California, that's about $8,125 back at closing.

Your Escaya savings stack
Escaya is HomeFed Corporation's first village in Otay Ranch, the 22,899-acre master plan in eastern Chula Vista. It covers about 450 acres in Otay Ranch Village 3, with 992 for-sale homes and 272 apartments, about 15 miles from downtown San Diego. Sales began in June 2017, and Brookfield Residential, Lennar, and Shea Homes built most of the neighborhoods.
Amenities center on The Orchard Club, with pools and a 3,700 square foot clubhouse, plus the Harvest Wellness Center and the 7.5-acre Escaya Park with sport courts and an amphitheater. Trails connect to Otay Valley Regional Park. Lennar's Anden paired homes are the last new homes here, priced from the low $700,000s, and resale townhomes list in the $700,000s.
Most homes pay a master HOA and a Mello-Roos special tax from the community facilities districts that paid for streets and parks. Those charges vary by street and home size, so two similar homes can carry very different monthly costs. Lennar also notes that Anden offers no broker co-op commission, which changes how a rebate works on those homes. A local buyer's agent who checks every tax bill and negotiates compensation into the offer is what keeps your full savings on the table.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Escaya builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,125 on a $725,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Escaya model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

Final new homes
Attached homes built around 2019, close to The Orchard Club, schools, and village shops. Resale listings in 2026 sit in the $700,000s.
Resale entry point
Detached homes from Brookfield Residential, Lennar, and Shea Homes, built from 2017 on. Larger plans and canyon-edge lots usually sell for more.
Resale
HomeFed's rental community with its own pool, spa, and fitness center. Renting here is one way to learn the village before you buy.
Rentals
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Lennar says Anden offers no broker co-op commission. Call us before you visit, and we will walk you through the options, from working out compensation up front to comparing a resale where the seller pays it.
Escaya spans more than one community facilities district, and second-phase homes fall in CFD 2022-12. Our local agents pull the special tax for each home so you compare full monthly costs.
Escaya's trails link to Otay Valley Regional Park, and Escaya Park hosts courts and events. Homes close to both draw more buyers at resale, which is worth weighing against foot traffic and noise.
Builder rate buydowns often require the builder's lender. We get an outside quote so you can see what the incentive is really worth before you commit.
New does not mean flawless. We recommend an independent inspector at pre-drywall and before the final walkthrough, while the builder still has crews on site.
