Most homes for sale in Eastwood Village are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,900,000 home in Irvine, California, that's about $32,500 back at closing.

Your Eastwood Village savings stack
Eastwood Village is a Villages of Irvine neighborhood of about 1,800 homes on roughly 313 acres in central Irvine, near Jeffrey Road and Irvine Boulevard. The Irvine Company opened it in 2016, with homes from Irvine Pacific, William Lyon Homes, and Richmond American Homes. The builders have sold out, so homes here now sell as resales.
Mosaic Park and Eucalyptus Park are the village's main parks, and the Jeffrey Open Space Trail runs along the edge for walks and bike rides. Students attend Eastwood Elementary, inside the village, then Sierra Vista Middle and Northwood High in Irvine Unified.
Homes range from attached townhomes to larger detached homes, and 2026 sales ran from about $1.08 million to $3.25 million, with a median near $1.92 million. Mello-Roos runs about $3,800 a year, and most homes pay a master HOA plus a neighborhood HOA. Because each tract has its own dues and special tax, a local buyer's agent who pulls the exact bills saves you surprises. Our local agents know the Irvine villages well, write strong offers on resales, and credit you a TurboHome rebate at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Eastwood Village can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $32,500 on a $1,900,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Guides put Eastwood's Mello-Roos near $3,800 a year, and the city's Assessment District 13-25 also covers the village. Ask for the current bill on the home you want.
Most Eastwood homes pay a master association, about $125 a month in one guide, plus a neighborhood association. Totals of $200 to $300 a month are common.
Townhomes and detached homes sell in very different price bands. We pull sales of the same type and size before you make an offer.
Eastwood Elementary is inside the village. Confirm the attendance zone for the address with Irvine Unified.
If you are open to a new build, Portola Springs and Great Park Neighborhoods are close by. We can compare them with Eastwood resales and register you before any model visit.
