Townhomes priced from the low $600,000s, the lowest entry price in Cota Vera in 2026.
Lowest entry price
Cota Vera builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $700,000 home in Chula Vista, California, that's about $7,500 back at closing.

Your Cota Vera savings stack
Cota Vera is HomeFed Corporation's newest village in Otay Ranch, the 22,899-acre master plan in eastern Chula Vista. Also known as Otay Ranch Village 8, it spans about 868 acres about 18 miles southeast of downtown San Diego. HomeFed plans about 2,716 for-sale homes and 2,112 apartments, plus a walkable town center. The first homes opened in 2022.
Lennar, Shea Homes, and CalWest Homes are building, and some neighborhoods have already sold out. Central Park, The Filling Station, and Lido Swim and Social, the community pool club, are open. New homes in 2026 include Ciena townhomes from the low $600,000s and Haddington, a 55 and over neighborhood from the low $700,000s. With several builders selling side by side, incentives and lot premiums change from one sales office to the next.
Every home pays HOA dues and a Mello-Roos special tax, and the developer says both vary by neighborhood. Homes fall in Chula Vista CFD 2021-11 and related districts, so the same price can carry very different monthly costs. A local buyer's agent who compares builders, reads each tax schedule, and negotiates the full incentive stack is how you end up with the cheapest home on the street.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Cota Vera builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $7,500 on a $700,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Cota Vera model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

55 and over
Detached and attached homes from the village's main builders. Some have sold out, so compare what is left across all three sales offices.

Planned
The details that change your monthly payment or resale value, and that a model home tour won't mention.
Lennar, Shea Homes, and CalWest Homes sell close to each other. Our local agents line up visits so you can compare base prices, incentives, and lot premiums side by side.
Special taxes vary by neighborhood here. We ask each builder for the tax disclosure so the monthly cost you compare includes Mello-Roos.
Lido Swim and Social, Central Park, and The Filling Station are open to residents. A short walk to them can help resale value, which is worth weighing against any lot premium.
A completed home that sits unsold costs the builder money every month. Our local agents ask which specs are aging and push for a lower price or a bigger credit on those first.
View lots and design center packages carry markups. We ask for both to be credited, discounted, or bundled before you sign the purchase agreement.
