Buy a new home in Blackstone and keep the commission

Blackstone builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $850,000 home in El Dorado Hills, California, that's about $11,250 back at closing.

What to know before buying in Blackstone

Blackstone is a 990-acre master-planned community in southern El Dorado Hills, El Dorado County, off Latrobe Road and about 2 miles south of El Dorado Hills Town Center. It is the West Valley Village of the Valley View Specific Plan, approved by the county in 1998. Several builders, including Lennar, Standard Pacific, KB Home, and Meritage Homes, built its neighborhoods, and plans call for about 1,500 homes at full buildout. The association says it now has more than 1,400. Highway 50 is a few minutes north.

The residents-only Club is a 10,500-square-foot clubhouse with three pools, a spa, a fitness center, an aerobics room, and a children's playroom. About 347 acres stay as open space with trails, plus about 31 acres of parks. The CSD opened Valley View Sports Park in 2015 and Blackstone Village Park in 2023. Valley View Charter Montessori sits inside the community, and many homes look out over the Sacramento Valley.

Homes for sale here are mostly resales, from the $600s for smaller homes to about $1.6 million for large view homes. New construction has moved next door to East Ridge Village, where Lennar opened gated neighborhoods in 2025. A local buyer's agent who can compare a Blackstone resale with a new East Ridge home, including Mello-Roos, matters here. Our local agents have deep new-build experience and negotiate hard on lot premiums, upgrades, and lender incentives.

Stack your rebate on top of Blackstone builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

Blackstone builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $11,250 on a $850,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with Blackstone builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.

Register us before your first model home visit

Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Blackstone model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

What our local agents check in Blackstone

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Read both Mello-Roos lines

Most Blackstone homes carry two Mello-Roos levies, one for infrastructure and one for the elementary school. Pull the actual tax bill for the address instead of using a neighborhood average.

  • Compare with East Ridge Village

Lennar's gated East Ridge neighborhoods next door are new, but agents quote Mello-Roos and special assessments of about $772 to $1,311 a month there. Run the monthly cost for both before you choose.

  • Confirm the high school zone

Blackstone is zoned for Union Mine High School, but a dual attendance zone lets students choose Ponderosa. Check current rules with El Dorado Union High School District.

  • Gated or not changes the dues

Most Blackstone neighborhoods are gated, but not all, and HOA dues vary slightly between them. Ask for the budget for the specific neighborhood.

  • Check solar ownership

Blackstone was built with solar on homes. On a resale, confirm whether the system is owned or leased, since a lease must transfer to you.

Buying in Blackstone: common questions

Yes. When the seller or builder pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $850,000 home with 2.5% compensation, that is $21,250 minus a $10,000 flat fee, or a $11,250 TurboHome rebate. Your lender confirms how the credit is applied.
