Buy a home in Stanford Crossing and keep the commission

Most homes for sale in Stanford Crossing are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $700,000 home in Lathrop, California, that's about $7,500 back at closing.

What to know before buying in Stanford Crossing

Stanford Crossing is a master-planned community on about 1,520 acres in central Lathrop, San Joaquin County, developed by Saybrook. Homes began selling in May 2020, and the city lists about 2,167 homes at full build-out. It sits along Interstate 5 near I-205 and Highway 120, with ACE and San Joaquin RTD transit nearby.

Residents have five themed parks, the Generations Center with a library, a skate park, a parkour course, an amphitheater, and pickleball courts. Lathrop High School is in the plan area, and Stanford Crossing has no HOA. The developer's next phase is commercial, with offices and retail planned.

The official site now says every home at Stanford Crossing is sold, so buying here means a resale or a builder's final unit. It was one of the region's top sellers in 2025, with 206 sales, so many homes are only a few years old and come with features buyers expect from new construction. Sellers set their own terms on price, credits, and agent compensation, and that is where a local buyer's agent earns their keep.

What our local agents check in Stanford Crossing

The details that change your monthly payment or resale value, and that a listing won't mention.

  • Budget for CFD 2019-2

Stanford Crossing has no HOA, but homes pay special taxes through City of Lathrop CFD 2019-2. Ask for the yearly amount on the seller's tax bill.

  • Ask whether the solar is leased or owned

New California homes include solar, and builders here offered it as a lease or a purchase. A leased system transfers to you with a monthly payment, so get the contract before you write an offer.

  • Ask the seller to cover agent compensation

On a resale, buyer-agent compensation is negotiated with the seller. We ask for it in the offer, and your TurboHome rebate comes from that amount.

  • Check the school assignment by address

Manteca Unified serves Lathrop, and Lathrop High sits in the plan area. Confirm the assigned elementary and middle schools for the home you want.

  • Compare against nearby new builds

River Islands, across the river in Lathrop, still has builders selling. Compare a few-year-old resale here against new-build incentives there before you decide.

Buying in Stanford Crossing: common questions

Yes. When the seller (or a builder, on any remaining new home) pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $700,000 home with 2.5% compensation, that is $17,500 minus a $10,000 flat fee, or a $7,500 TurboHome rebate. Your lender confirms how the credit is applied.
