Mountain House builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $850,000 home in Mountain House, California, that's about $11,250 back at closing.

Your Mountain House savings stack
Mountain House is a master-planned community in southwest San Joaquin County, between Tracy and the Altamont Pass. It incorporated as a city in 2024 and has about 28,000 residents. Mountain House Developers LLC is the master developer of The Lakes, the current building area, where full buildout is expected in spring 2027. The ACE train station in Tracy is about 8 miles away.
The Lakes has 12 neighborhoods with homes from about 1,829 to 3,971 square feet, three to six bedrooms, and some plans with an ADU. Lennar's Lakeshore includes a five-acre park, and Bethany Reservoir is close by. College Park, another newer area, has homes from Richmond American, KB Home, and Woodside. Schools are run by Lammersville Joint Unified.
Prices at The Lakes start in the high $700Ks, and Lennar's Lakeshore runs from about $771K to $1.24M. Several builders sell at the same time, and CFD special taxes can add about $3,000 to $5,000 a year, so two homes at the same price can carry very different monthly costs. Builders also trade sites, as Lennar did when it bought former Trimark neighborhoods. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Mountain House builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $11,250 on a $850,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Mountain House model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Local agents put Mountain House CFD special taxes at about $3,000 to $5,000 a year. Ask the builder for the lot-specific figure in writing and compare it across builders before you sign.
We did not find a published community-wide HOA figure. Ask for the dues and what they cover for the neighborhood you are buying in.
Some plans at The Lakes include an ADU. Compare the price per square foot against standard plans, since the ADU changes resale comparisons too.
Lennar bought former Trimark neighborhood sites, and The Lakes is expected to finish in spring 2027. Inventory and incentives can move quickly as builders close out phases.
Most builders here require your agent to be with you or registered on your first visit. Contact a local TurboHome agent before you sign a guest card.
