Riverstone builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $450,000 home in Madera, California, that's about $6,250 back at closing.

Your Riverstone savings stack
Riverstone is a 2,000-acre master-planned community along Highway 41 in Madera County, just across the San Joaquin River from north Fresno. Valley Development Company is the developer, and the plan calls for about 6,578 homes in eight districts. The first neighborhood debuted in 2017, and RCLCO ranked Riverstone 16th in the nation for 2025 with 640 new home sales.
The Lodge clubhouse has a pool, a fitness center, and concierge service, and more clubhouses are part of the plan. Riverwalk brings shopping with a Raley's O-N-E Market, and the developer funded a $25 million water plant and a $14 million fire station. Lennar cites 115 acres of parks and open space, and Golden Valley Unified serves the schools. A Highway 41 widening project began in 2026, with completion targeted for 2028.
Lennar lists homes from about $400K to $752K, and McCaffrey, Trumark, Wilson, and Woodside also build here. With that many builders selling at once, incentives and lot premiums change block to block, and HOA dues plus CFD taxes can add a lot to the monthly cost. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Riverstone builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $450,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Riverstone model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

Local agents estimate HOA dues at about $200 to $250 a month and an effective tax rate of about 1.65% to 2.05% with CFDs along the Highway 41 corridor. Ask the builder for the exact numbers on your lot.
Root Creek Water District set a Riverstone CFD maximum of about $0.20 per square foot of development. On a 2,500 square foot home that is roughly $500 a year, so include it in your budget.
The Highway 41 widening between Avenue 10.5 and Avenue 15 began in 2026 and is targeted to finish in 2028. Test the commute at rush hour before you choose a district.
Five or more builders sell at Riverstone at once. Compare base price, lot premium, and incentives across builders for similar square footage before you commit.
Builders here typically require your agent to be with you or registered on your first model visit. Contact a local TurboHome agent before you sign a guest card.
