Buy a home in Sanctuary and keep the commission

Most homes for sale in Sanctuary are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,400,000 home in Newark, California, that's about $20,000 back at closing.

What to know before buying in Sanctuary

Sanctuary, often called Sanctuary Village, is a neighborhood of about 386 homes on 78 acres near Cherry Street and Stevenson Boulevard in Newark, Alameda County. The Sobrato Organization assembled the land, and Landsea Homes and KB Home built the homes starting around 2019. It sits close to I-880, the Dumbarton Bridge, and Silicon Valley job centers.

Landsea built about 108 homes in Skylark, priced from around $1.5M when new. KB Home built Primrose and Rosebriar, about 192 homes, with more compact plans. The neighborhood has small parks and paths, and the Silliman Activity and Family Aquatic Center is nearby. NewPark Mall, the Don Edwards San Francisco Bay National Wildlife Refuge, and the tech campuses in Fremont and Menlo Park are all within a short drive.

New sales have ended, so homes here sell as resales. Buyers often compare Sanctuary with newer townhomes elsewhere in Newark and Fremont. A local TurboHome agent can show which plans hold value, check HOA and tax details, and negotiate with sellers, and the TurboHome rebate lowers your cost at closing.

Stack your rebate on top of the deal in Sanctuary

Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.

The seller's or builder's incentive

Sellers in Sanctuary can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $20,000 on a $1,400,000 home.

What we negotiate on top

Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.

What our local agents check in Sanctuary

The details that change your monthly payment or resale value, and that a listing won't mention.

  • Use the right name in searches

Listings may say Sanctuary or Sanctuary Village. Search both names so you see every sale.

  • Compare Landsea and KB plans

The two builders used different specs and lot sizes. Ask your agent for sales from the same builder.

  • Check commute routes

The Dumbarton Bridge and I-880 back up at rush hour. Drive your commute before you make an offer.

  • Read the HOA documents

Shared areas and rules vary by section. Read the budget and CC&Rs in the disclosures.

  • Ask for the tax bill

Newer Newark homes can carry special assessments. Get the actual bill instead of an estimate.

Buying in Sanctuary: common questions

Yes. On a resale, TurboHome keeps a flat fee from the buyer-agent commission and credits you the rest at closing. On a $1,400,000 home with 2.5% buyer-agent compensation, that is $35,000 minus a $15,000 flat fee, or a $20,000 TurboHome rebate. Buyer-agent compensation on resales is negotiated, so your agent confirms it before you write an offer.
