Buy a home in Jordan Ranch and keep the commission

Most homes for sale in Jordan Ranch are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,300,000 home in Dublin, California, that's about $17,500 back at closing.

What to know before buying in Jordan Ranch

Jordan Ranch is a master-planned neighborhood in east Dublin, Alameda County, north of Fallon Road and Interstate 580. Brookfield Residential opened the first homes around 2013, and the community grew to about 780 homes, 457 detached and 323 attached. It is part of the larger Fallon Village area of east Dublin, about 10 minutes from Dublin/Pleasanton BART by car.

The 4.9-acre Jordan Ranch Park is the center of the community, with play areas and open lawns. Cottonwood Creek, a K-8 school in Dublin Unified, opened nearby, and students go on to Dublin High. Builders here included Brookfield, Toll Brothers, Landsea Homes, and Tri Pointe Homes, so floor plans and lot sizes vary a lot from street to street. Fallon Gateway shopping and the regional trails in the Dublin hills are nearby.

New construction has ended, so homes now sell as resales. Buyers compare similar plans built by different builders, and the right comparable sales matter more than the list price. A local TurboHome agent who knows which collections back to open space, which pay higher assessments, and how recent sales closed can help you avoid overpaying, and the TurboHome rebate lowers your cost at closing.

Stack your rebate on top of the deal in Jordan Ranch

Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.

The seller's or builder's incentive

Sellers in Jordan Ranch can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $17,500 on a $1,300,000 home.

What we negotiate on top

Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.

What our local agents check in Jordan Ranch

The details that change your monthly payment or resale value, and that a listing won't mention.

  • Compare by builder and plan

Similar-sized homes from different builders can differ in finishes and lot size. Ask your agent to pull sales from the same collection.

  • Read the GHAD assessment

Fallon Village homes pay a geologic hazard district assessment, roughly $142 to $352 a year depending on home type. Confirm the amount on the tax bill.

  • Check the attached HOA

Townhomes here carry higher HOA dues than detached homes. Factor dues into your monthly payment before comparing prices.

  • Confirm school assignment

Dublin Unified boundaries can change as schools open. Verify the current assignment for the exact address with the district.

  • Watch the commute timing

I-580 and Fallon Road get busy at rush hour. Drive the route to BART at the time you would commute before you write an offer.

Buying in Jordan Ranch: common questions

Yes. On a resale, TurboHome keeps a flat fee from the buyer-agent commission and credits you the rest at closing. On a $1,300,000 home with 2.5% buyer-agent compensation, that is $32,500 minus a $15,000 flat fee, or a $17,500 TurboHome rebate. Buyer-agent compensation on resales is negotiated, so your agent confirms it before you write an offer.
