Stonefield Home at Bellevue Ranch
Homes from about 1,435 to 2,752 square feet, priced from about $414,900.
Active new builds
Bellevue Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $450,000 home in Merced, California, that's about $6,250 back at closing.

Your Bellevue Ranch savings stack
Bellevue Ranch is a master-planned community of more than 1,300 acres in north Merced, Merced County, near Bellevue Road and Merced College. Benchmark Engineering has led planning since 2001, and the plan mixes low and medium density homes with parks and open space. Bellevue Ranch West is complete, and Bellevue Ranch North is ready for new homes.
The master plan includes an elementary school, a high school, a fire station, and a transit center. UC Merced's CatTracks shuttle stops within walking distance of parts of the community, and electric service comes from the Merced Irrigation District. The city runs a services district, CFD 2003-2, for neighborhood upkeep.
Stonefield Home sells the current new homes, from about $414,900, with plans such as the Shasta at about $504,600 and the Florencia at about $569,600. Century Communities' Sundial neighborhood is sold out, and the city approved 76 more Stonefield lots in 2025. Prices here sit well below the coast, so builder incentives can be a large share of the deal. That is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Bellevue Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $6,250 on a $450,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Bellevue Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Bellevue Ranch homes are in the city's CFD No. 2003-2 for services. Ask for the yearly amount on your lot along with any other special taxes.
Century's Sundial homes had no HOA, but rules can differ by tract. Read the disclosures for the exact home.
Parts of Bellevue Ranch get electric service from the Merced Irrigation District. Ask a neighbor or the seller for recent bills to compare.
The UC Merced shuttle is close to parts of the community. That can help resale and rental demand, so factor it in when you compare streets.
Stonefield and other builders typically require your agent to be with you or registered on your first visit. Contact a local TurboHome agent before you tour.
