Whisper Valley builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $350,000 home in East Austin, Texas, that's about $5,500 back at closing.

Your Whisper Valley savings stack
Whisper Valley is Taurus Investment Holdings' 2,062-acre master-planned community in East Austin, with Manor mailing addresses. At build-out it is planned for 5,000 single-family homes and 2,500 multifamily residences, and three Del Valle ISD schools are planned inside the community. Builders started the first model homes in November 2016, and sales began in 2017.
Every home connects to a community-wide geothermal GeoGrid through a ground-source heat pump. The developer says the system cuts energy use by up to 70%. The developer's FAQ puts the average HERS score at 16, and homes come pre-wired for electric vehicle charging. Residents have about 700 acres of green space, a resort-style pool, a fitness center, the Discovery Center with a demonstration kitchen, a dog park, and organic farms. A 600-acre public Whisper Valley Park is in development.
For buyers, five builders sell here, with homes from the high $200s to the $600s. Whisper Valley is inside a Public Improvement District, so residents pay a PID assessment instead of City of Austin property tax while the PID is in place. The developer lists a 1.650614% tax rate before the PID, and HOA dues are $82 a month. A buyer's agent can help you price that assessment into your payment, and you keep your TurboHome rebate on top of any builder incentive.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Whisper Valley builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $5,500 on a $350,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Whisper Valley model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Whisper Valley residents pay a PID assessment instead of City of Austin property tax. The City's 2026 service plan lists installments due January 31, 2027 from $913.75 to $2,896.49, depending on phase and lot width. Look up the lot type before you compare payments.
Every home uses the community geothermal system, which carries a monthly service assessment. GFO Home's community sheet lists $72 a month (builder estimate). Confirm the current amount so you can compare total housing cost with homes outside the community.
Starting prices range from the high $200s at Pacesetter to the upper $400s at GFO Home. Start with the floor plan you need, then compare incentives at each builder.
Builders in Whisper Valley have separate sales offices. Tell us your shortlist and we register as your agent first, so builder-paid compensation and your TurboHome rebate stay in place.
