Sonterra builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $250,000 home in Jarrell, Texas, that's about $2,500 back at closing.

Your Sonterra savings stack
Sonterra is a master-planned community of about 1,400 acres on the east side of I-35 in northern Williamson County, just south of Jarrell's city limits and about 43 miles north of downtown Austin. Sonterra Boulevard (Exit 275) and County Road 313 (Exit 273) connect it to the interstate. The first homes closed in 2006, and the 2020 census counted 7,679 residents. It sold 400 new homes in 2025, #43 nationally in RCLCO's year-end ranking of master-planned communities, with Sonwest listed as developer.
The Sonterra Municipal Utility District owns and runs the parks and two community pools: the original Sonterra pool and splash pad on Sonterra Boulevard and the newer Cool Water Amenity Center, which adds a clubhouse, splash pad, playground, and picnic area. Residents also have basketball and sports courts, pet-friendly parks, and walking trails. Students attend Jarrell ISD schools, including Igo Elementary, Jarrell Middle, and Jarrell High.
For buyers, Sonterra is one of the lowest-priced paths to a new home in the Austin area, with builder listings starting under $200,000. About ten value builders compete here, and several advertise price cuts of $20,000 or more on finished homes. A buyer's agent can compare those offers side by side, push on spec home pricing, and keep your TurboHome rebate on top of the builder's deal.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Sonterra builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $2,500 on a $250,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 3% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 3% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Sonterra model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Sonterra sits inside the Sonterra Municipal Utility District, which pushes the combined rate to about 2.63% for 2025. On a $250,000 home, that is about $6,600 a year before exemptions. Use the full rate, including the MUD, when you compare monthly payments.
Builders here advertise discounts of $20,000 to $37,000 on finished homes, and some cuts are tied to the builder's preferred lender. We ask what the discount looks like with an outside loan quote so you can see what each incentive is really worth.
Sonterra West HOA dues were $240 a year in 2025, after a MUD agreement that had covered most of the fee ended in 2024. Cool Water dues are reported at about $300 a year. Check the exact association and current dues before you sign.
Several builders run sales offices inside Sonterra, and some models are by appointment only. Tell us which builders you want to see and we register as your agent first, so builder-paid compensation and your rebate stay in place.
Downtown Austin is about 43 miles south on I-35, and Georgetown is about 15 miles away. Drive your commute at rush hour before you choose Sonterra over a pricier community closer in.
