Mostly resale
Most homes for sale in Windemere are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,900,000 home in San Ramon, California, that's about $32,500 back at closing.

Your Windemere savings stack
Windemere is one of the two big planned communities in San Ramon's Dougherty Valley, Contra Costa County. Windemere BLC, a partnership of Brookfield, Lennar, and Centex, developed about 5,170 homes on roughly 2,320 acres starting around 2001. The Dougherty Valley plan was approved in 1994, and Windemere makes up its eastern half.
The community has parks, trails, and hillside open space, and it is close to the Dougherty Valley High campus, shopping along Bollinger Canyon Road, and Bishop Ranch business park. Las Trampas and Mount Diablo regional open spaces are nearby. The Dougherty Valley also has community centers, a library, and shopping centers built alongside the homes, so daily errands rarely mean a long drive. Buyers often compare Windemere with Gale Ranch, the valley's other big community.
New homes are long sold, so buying here means a resale. Windemere has no master HOA, but a community facilities district puts the total tax rate around 1.7%. A local TurboHome agent can compare sales in the right neighborhood, check the tax bill and any sub-HOA, and negotiate with sellers, and the TurboHome rebate lowers your cost at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Windemere can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $32,500 on a $1,900,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.
