Most homes for sale in Trilogy at The Vineyards are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $850,000 home in Brentwood, California, that's about $11,250 back at closing.

Your Trilogy at The Vineyards savings stack
Trilogy at The Vineyards is a 55-plus resort-style community in Brentwood, Contra Costa County, built by Shea Homes under its Trilogy brand. Construction started around 2006 and wrapped up in recent years, with about 1,100 homes. Highway 4 links Brentwood to Antioch BART and the rest of the East Bay.
Club Los Meganos is the community's clubhouse, with a fitness center, pools, a restaurant, and space for classes and events. The Brentwood Golf Club is next door, and vineyards and orchards surround the area. Residents join clubs, take classes, and use walking trails through the community. Downtown Brentwood's shops and farmers market and the John Muir Medical Center campus are a short drive away.
Homes now sell as resales, and age rules apply: at least one resident in most homes must be 55 or older. HOA dues cover a lot of amenities, so compare them with what you will use. A local TurboHome agent can explain the age rules, compare homes by plan and lot, and negotiate with sellers, and the TurboHome rebate lowers your cost at closing.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in Trilogy at The Vineyards can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $11,250 on a $850,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.

The details that change your monthly payment or resale value, and that a listing won't mention.
Most homes need at least one resident 55 or older. Read the CC&Rs for guest and younger resident rules.
Dues run about $279 to $478 a month. Check what the dues cover and how often you will use it.
Most Trilogy homes are single story. Ask about step-free entries and wider doorways if you plan to age in place.
Fairway lots offer views but also stray balls. Visit during play.
Prices vary by plan and lot. Ask your agent for sales of the same plan in the last six months.
