Home sales in Concord Naval Weapons Station have not opened yet. When builders start selling, they pay your agent's commission and TurboHome credits most of it back to you, on top of builder incentives. On a $750,000 home in Concord, California, that's about $8,750 back at closing.

Your Concord Naval Weapons Station savings stack
Concord Naval Weapons Station is the planned redevelopment of the former inland Navy base in northeast Concord, Contra Costa County, known locally as the Concord Reuse Project. The City of Concord picked Brookfield Properties as master developer in 2023, and the Navy approved a term sheet for the land in September 2026. The current plan covers about 2,422 acres and up to 12,272 homes, with 25% set aside as affordable. A specific plan is expected to go to the City Council around 2029, and build-out is planned over about 30 years.
The plan pairs housing with a lot of open land. About 886 acres are set aside for parks and trails, including a Tournament Sports Park, and the East Bay Regional Park District is creating Thurgood Marshall Regional Park in the hills next to the site. North Concord/Martinez BART sits at the western edge, so the first neighborhoods are likely to be close to transit.
Nothing is for sale yet, and no builder has opened a sales office. That makes now the time to learn the rules, not to pick a lot. When the first neighborhoods launch, early buyers will weigh base prices, lot premiums, and new special taxes that are still being set. A local buyer's agent who tracks the city hearings can tell you when sales are near, help you get on interest lists, and then negotiate with the builder once there is something to buy.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Concord Naval Weapons Station builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,750 on a $750,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.
*Estimate based on 2.5% buyer-agent compensation. Actual compensation is negotiated in your written buyer agreement.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit or interest-list signup. Join a Concord Naval Weapons Station interest list alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us you are interested. We watch for the first releases, register you with each builder, and keep your rebate on the table.
Each village has its own age, price point, and school zoning. Here is how they compare.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
The Navy term sheet was approved in September 2026, and the specific plan is expected at the City Council around 2029. Dates can slip, so track the official Concord Reuse Project page.
Large base reuse projects usually fund roads, sewers, and parks through Mello-Roos or CFD taxes. Ask for the exact annual levy on any lot before you sign once sales open.
Builders often give first pricing and early lot selection to people on their interest lists. Sign up, but bring your agent's name so your representation is on record.
About 25% of homes are planned as affordable. If you may qualify, ask the city how income limits and resale rules will work before applying.
If you need to move now, resale homes in north Concord put you close to the site and to BART. A TurboHome rebate applies to those purchases too.
