The Dunes on Monterey Bay builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $1,200,000 home in Marina, California, that's about $15,000 back at closing.

Your The Dunes on Monterey Bay savings stack
The Dunes on Monterey Bay is a 330-acre mixed-use community off Highway 1 and Imjin Parkway in Marina, Monterey County, about 9 miles north of Monterey and 65 miles from San Jose. Shea Homes manages the development, and the plan calls for 1,237 homes, with more than 532 built. Phase 3 adds 284 single-family homes and a 26-acre business park, with sales that began in spring 2025.
Phase I brought a 365,000 square foot shopping center with Target, Best Buy, REI, Kohl's, and a Century movie theater, plus a VA clinic and two hotels. Phase 2 adds more than 30 acres of parks. The coast is about a mile away, and schools are in Monterey Peninsula Unified, including Marina Vista Elementary, Los Arboles Middle, and Marina High.
Shea sells several collections: Bay House duplexes from about $1.04M, Light House from about $1.41M, and Sky House with rooftop decks from about $1.6M, while Rooftops is down to its final homes from about $1.13M. HOA dues run from about $177 to $440 a month depending on the collection. Matching a collection to your budget, then stacking Shea's incentives with a rebate, is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
The Dunes on Monterey Bay builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $15,000 on a $1,200,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a The Dunes on Monterey Bay model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Dues range from about $177 at Sky House to about $440 at Rooftops in 2026. Add them to the price when you compare collections.
Phase 3 includes a 26-acre business park. Look at the site plan to see what will be built near the lot you like.
Rooftops is down to its final homes. Builders often price the last units to close out, so ask what is negotiable.
Builders often tie incentives to a preferred lender. Compare the total cost with an outside lender and confirm how your TurboHome rebate fits under the credit cap.
Shea typically requires your agent to be with you or registered on your first visit to the sales office at 98 8th Street. Contact a local TurboHome agent before you go.
