Layia by Trumark Homes
Homes from about 1,849 to 2,725 square feet, priced from about $1,092,990.
Active new builds
Sea Haven builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $1,200,000 home in Marina, California, that's about $15,000 back at closing.

Your Sea Haven savings stack
Sea Haven is a 248-acre community on former Fort Ord land in Marina, Monterey County, between Imjin Road, Abrams Drive, and 12th Street. The Marina Heights specific plan was approved in May 2003 for 1,050 homes, but litigation and the recession delayed it until Wathen Castanos took over in 2018. Trumark Homes acquired Wathen Castanos in December 2023, and about 600 homes were built by mid-2025.
The Cove Clubhouse and ten neighborhood parks serve residents, and the 14,651-acre Fort Ord National Monument is close by for hiking and biking. The Dunes shopping area, with Target, Best Buy, REI, and a movie theater, is about a mile away. The plan also includes 210 below-market homes, sold by lottery.
Trumark sells two collections: Layia from about $1.09M and Villosa from about $1.3M, with up to seven bedrooms. Its 2026 offer included a 2/1 rate buydown and up to $100K in savings on select homes, and HOA dues are about $150 a month. Stacking those incentives with a TurboHome rebate takes careful planning with the lender, and that is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Sea Haven builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $15,000 on a $1,200,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Sea Haven model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Trumark's site and local agent reports have shown different starting prices for Layia and Villosa in 2026. Ask for the current price sheet for the lot you want.
Trumark has offered a 2/1 buydown and up to $100,000 in savings on select homes. Loan programs cap total credits, so we plan the buydown, savings, and TurboHome rebate together.
We did not find an official special tax figure for Sea Haven. Ask Trumark for the tax disclosure on your lot before you compare monthly payments.
Larkspur's 210 below-market homes are sold by lottery with income limits and resale rules. Read them carefully if you are applying.
Trumark typically requires your agent to be with you or registered on your first visit. Contact a local TurboHome agent before you tour The Cove or the models.
