Home sales in Dana Reserve have not opened yet. When builders start selling, they pay your agent's commission and TurboHome credits most of it back to you, on top of builder incentives. On a $750,000 home in Nipomo, California, that's about $8,750 back at closing.

Your Dana Reserve savings stack
Dana Reserve is a planned community on 288 acres in Nipomo, San Luis Obispo County, west of Highway 101 and east of Hetrick Avenue near Cherokee Place and Willow Road. NKT Commercial, led by Nick Tompkins, is the developer through Dana Reserve LLC and NKT Development LLC. The specific plan allows up to 1,242 homes, including 78 affordable homes with People's Self-Help Housing.
The plan sets aside at least 60.86 acres of open space and 6.3 acres of recreation, plus 110,000 to 203,000 square feet of commercial, visitor, and education space. A legal settlement preserves 1,979 oak trees and adds 1,554 new oaks and 814 other trees. The site was annexed into the Nipomo Community Services District in November 2024 for water and wastewater.
The county first adopted the plan in April 2024, and supervisors approved the amended project 3-2 in November 2025. A spokesperson said first-phase development could begin in July 2026, but builders, prices, and sales dates have not been announced. Getting on interest lists early, with an agent registered from your first contact, is where a local buyer's agent earns their keep.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Dana Reserve builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $8,750 on a $750,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit or interest-list signup. Join a Dana Reserve interest list alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us you are interested. We watch for the first releases, register you with each builder, and keep your rebate on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
When builders open interest lists, many only pay buyer-agent compensation if your agent is registered from the first contact. Tell a local TurboHome agent now so we can register you.
The 78 affordable homes go through People's Self-Help Housing with income limits. Ask them directly about eligibility and timing.
The site was annexed into the Nipomo Community Services District in November 2024. Ask builders for expected utility and connection costs once disclosures are out.
Tax and HOA details have not been published. New California communities often add CFD special taxes, so compare the full monthly cost once figures are released.
Shea's Trilogy at Monarch Dunes, also in Nipomo, listed new homes from $729,990 in 2026. Use it as a reference point while Dana Reserve pricing is pending.
