Most homes for sale in RiverPark are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $700,000 home in Oxnard, California, that's about $7,500 back at closing.

Your RiverPark savings stack
RiverPark is a 702-acre master-planned community on the northern edge of Oxnard, where the Ventura Freeway meets the Santa Clara River. Much of the site was once sand and gravel pits, which the city's specific plan required to be reclaimed before homes went up. The plan allows up to 4,068 single-family and multi-family homes across 13 planning districts, plus schools, parks, and a regional shopping center. Construction started in 2004.
Several builders shaped the neighborhoods, including Shea Homes, Lennar, Centex, Comstock, K. Hovnanian, and McCarthy, so you will find two-story and tri-level townhomes, single-family homes, and some homes with studios above the garage. Seven neighborhood parks, among them Central Park, Crescent Park, and Windrow Park with its off-leash dog area, connect by walking paths. The Collection at RiverPark, a 750,000 square foot open-air center with Target, Whole Foods, and REI, sits inside the community.
RiverPark is now a resale market. A September 2026 townhome listing asked about $645,000 with HOA dues of $245 a month, and single-family homes run higher. Homes also carry community facilities district taxes for services, so two similar homes can have different monthly costs. A local buyer's agent who pulls each home's full tax bill and HOA budget, then negotiates from recent sales, is how you get the best price in RiverPark.
Most buyers take the listing as offered. The cheapest house in the neighborhood comes from layering three savings.
Sellers in RiverPark can offer price cuts or closing-cost credits, and any builder still selling there may advertise rate buydowns. Those stay yours when you buy with TurboHome.
When the seller or builder pays the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $7,500 on a $700,000 home.
Price, repairs after inspection, and seller-paid closing costs. Sellers rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

The details that change your monthly payment or resale value, and that a listing won't mention.
Six builders built RiverPark over many years. Our local agents check which builder and year each home comes from, since finishes and upkeep needs differ.
HOA dues and community facilities district taxes can add hundreds of dollars a month. We add every fee to your payment so you compare homes fairly.
RiverPark sits beside the Santa Clara River behind a levee. We review flood zone status and insurance quotes before you remove contingencies.
Many newer California homes have solar. A lease or loan transfers with the home, so we confirm the terms before you remove contingencies.
Listings often skip special taxes. We pull the latest county tax bill for each address so you can compare true monthly costs between homes.
