Starter single-family homes
Smaller detached homes the plan describes as starter housing, likely the lowest prices for a detached home.

Home sales in Hitch Ranch have not opened yet. When builders start selling, they pay your agent's commission and TurboHome credits most of it back to you, on top of builder incentives. On a $1,000,000 home in Moorpark, California, that's about $15,000 back at closing.

Your Hitch Ranch savings stack
Hitch Ranch is a planned community of about 277 acres in Moorpark, north of Poindexter Avenue and west of Casey Road. The Moorpark City Council approved the specific plan in June 2022 for 755 homes, a mix of single-family and multi-family, with 15% set aside as affordable housing. The plan also dedicates a 23.44-acre parcel to the city for future affordable housing, and adds about 4.5 miles of multi-use and equestrian trails.
Comstock Homes took the project through approvals, and in August 2025 the investor Hearthstone bought the land for $59.4 million to finish the site work and sell lots to builders, including Comstock and Lennar. Grading was underway by January 2026. The city has approved plans for two parks: a 7.23-acre passive park with trails and native plants, and a 6.77-acre active park with a village green, amphitheater, splash pad, and playground.
No homes are for sale yet. The city's parks director said in early 2026 that the developer plans to open model homes in 2028, and the parks will be built after the 400th home. Expect a mix of starter homes, larger-lot homes, and move-up homes, plus a Hitch Ranch community facilities district for park upkeep. A local buyer's agent who tracks the launch and registers you with each builder before your first visit keeps you early in line and keeps your rebate intact.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Hitch Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $15,000 on a $1,000,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.
*Estimate based on 2.5% buyer-agent compensation. Actual compensation is negotiated in your written buyer agreement.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder plans can change before sales open. Ask us for the latest lineup and expected opening dates.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit or interest-list signup. Join a Hitch Ranch interest list alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us you are interested. We watch for the first releases, register you with each builder, and keep your rebate on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
Model homes are planned for 2028. Our local agents register you with Lennar, Comstock, and any other builder before your first contact, so your rebate stays protected.
The parks are scheduled after the 400th home. We ask builders where each phase sits so you know what will be built near your lot and when.
15% of homes are set aside as affordable housing with income limits. We help you see which homes are market rate and which have restrictions.
Planned communities can stall in court or in permitting. Our local agents follow the public record and tell you when sales are realistically close.
Builder rate buydowns often require the builder's lender. We get an outside quote so you can see what the incentive is really worth before you commit.
