Buy a new home in Riverstone and keep the commission

Riverstone builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $300,000 home in West San Antonio, Texas, that's about $4,000 back at closing.

What to know before buying in Riverstone

Riverstone at Westpointe is D.R. Horton's master-planned community off Talley Road in far west San Antonio, close to Alamo Ranch and Loop 1604 in Bexar County. D.R. Horton is both the developer and the only builder, and calls it its flagship San Antonio community. It sold 529 new homes in 2025, #23 nationally in RCLCO's year-end ranking of master-planned communities, and the San Antonio Business Journal reported 576 closings for 2025, the most of any San Antonio community.

Residents have two amenity centers. The first has a pool with two waterslides, a splash pad, a playground, and a fitness center. The newer 7-acre center, which its landscape architect calls the largest amenity center D.R. Horton has built in Texas, adds a lazy river, a lap pool, basketball and pickleball courts, and an event lawn. An on-site lifestyle director runs community events, and Chumbley Elementary in Northside ISD sits inside the community.

For buyers, Riverstone is one of the lowest-priced paths to a new home in the Northside ISD area, with homes listed from $245,000 and plans from about 1,150 to more than 3,500 square feet. With a single builder, you cannot play builders against each other, so the negotiation is about the lot, the discount allocation, and the incentive stack. That is where a local buyer's agent earns their keep.

Stack your rebate on top of Riverstone builder incentives

Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.

The builder's incentive

Riverstone builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.

Your TurboHome rebate

Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $4,000 on a $300,000 home.

What we negotiate on top

Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.

Buying without an agent

no rebate

Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.

How we negotiate with Riverstone builders

TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.

Spec homes priced to move

A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.

Lot premiums and upgrades

Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.

Incentives without lender lock-in

Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.

Timing the ask

Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.

Contract review

Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.

Independent inspections

New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.

Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.

Register us before your first model home visit

Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Riverstone model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.

Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

What our local agents check in Riverstone

The details that change your monthly payment or resale value, and that a model home tour won't mention.

  • Count the Westpointe SID in your tax math

Riverstone sits inside the Westpointe Special Improvement District, which levied $0.54159 per $100 of value in 2025 on top of Northside ISD at $1.0049 and the county rates. Combined, that is about 2.3% to 2.4%. On a $300,000 home at 2.3%, budget roughly $6,900 a year before exemptions.

  • Ask how the builder discount is allocated

D.R. Horton's listings note that prices already reflect available discounts, and that moving the discount to closing costs, prepaids, or options can raise the sales price. A higher price means higher taxes and a different loan amount, so we map out each allocation before you choose.

  • Negotiate the lot and the series

With one builder selling every home, your leverage comes from choosing among lot widths, quick move-in homes, and to-be-built plans. Inventory homes that have sat longest are usually where the builder has the most room to move.

  • Register your agent before the model visit

The sales office and models are at 14207 Flint Path, open Monday 1 to 7 PM, Tuesday through Saturday 10 AM to 7 PM, and Sunday noon to 7 PM. Tell us before you go so we are registered as your agent from your first visit.

  • Plan for HOA dues at closing

The 2026 HOA assessment is $1,000 a year, billed $250 each quarter. At closing, the prorated current quarter plus one full additional quarter are collected, so expect about $250 to $500 in your closing statement.

Buying in Riverstone: common questions

Yes. When the builder pays buyer-agent compensation, TurboHome keeps a flat fee and credits you the rest at closing. On a $300,000 home with 3% compensation, that is $9,000 minus a $5,000 flat fee, or a $4,000 TurboHome rebate. Your lender confirms how the credit is applied.
