Palomino Villas by KB Home
New homes priced from the low $900Ks.
Active new builds
Glen Loma Ranch builders pay your agent's commission. TurboHome credits most of it back to you, on top of whatever incentives the builder offers. On a $1,000,000 home in Gilroy, California, that's about $15,000 back at closing.

Your Glen Loma Ranch savings stack
Glen Loma Ranch is a master-planned community on about 360 acres in southwest Gilroy, Santa Clara County, along Uvas Creek and Santa Teresa Boulevard. The Glen Loma Group, led by the Filice family, has developed it under a specific plan adopted in 2005. The current build-out is about 1,467 homes, and the city approved final maps for 126 more lots in March 2025.
About 145 acres are parks, trails, and open space, including the Uvas Creek trail and Christmas Hill Park nearby. Ascencion Solorsano Middle School sits inside the community. Gilroy's downtown, the Gilroy Premium Outlets, Highway 101, and the Gilroy Caltrain station are a short drive. Wineries along the Santa Clara Valley's southern hills and Gilroy Gardens are close for weekends.
KB Home has been selling new homes in the Palomino Villas and Palomino Estates collections, while earlier sections sell as resales. Gilroy prices sit well below San Jose, so buyers often compare total commute and tax costs. A local TurboHome agent can compare new and resale options, negotiate KB's lot premiums and upgrades, and stack the TurboHome rebate on builder incentives.
Most buyers walk into a model home and take the builder's deal as offered. The cheapest house in the neighborhood comes from layering three savings.
Glen Loma Ranch builders advertise rate buydowns, closing-cost credits, and design-center allowances. Those stay yours when you buy with TurboHome.
Builders pay the buyer's agent commission. We keep a flat fee and credit you the rest at closing, about $15,000 on a $1,000,000 home.
Lot premiums, upgrade pricing, and discounts on finished spec homes. Builders rarely offer these to buyers who don't ask.
Example at a 2.5% builder-paid commission. Builders set their own buyer-agent compensation, and your rebate is confirmed in your written buyer agreement and on the closing statement.
Plan with 2.5% buyer-agent compensation. We credit you back and take a low flat fee.

Buying without an agent
no rebate
Buying through the builder's sales office alone returns no commission to you. Builders set their own buyer-agent compensation, so confirm it before you sign.
TurboHome agents work with new-construction buyers all the time. We know where builders have room to move, and the builder's sales rep works for the builder.
A finished home that sits costs the builder money every month. We look for inventory that has lingered and push for a lower price or a bigger credit.
Premiums for lake, greenbelt, and cul-de-sac lots are often negotiable, and design-center upgrades carry a markup. We ask for both before you sign.
Many incentives require the builder's preferred lender. We have you get an outside quote so you can see what the incentive is really worth.
Builders work toward quarter-end and section close-out targets. We time offers to the moments a sales office most needs a contract.
Builder contracts are written by the builder. We go through deposits, construction delays, and warranty terms with you before you commit.
New does not mean flawless. We recommend a third-party inspector at pre-pour, pre-drywall, and the final walkthrough.
Builder lineups change as sections open and sell out. Ask us who is selling now and which builders have move-in-ready homes.
Many builders only pay a buyer's agent who is with you, or registered, on your first visit to their sales office. Walk into a Glen Loma Ranch model home alone and the builder can decline to pay agent commission. Without it, there is no TurboHome rebate.
Tell us which builders and models you want to see. We register you first, so every incentive and your rebate stay on the table.

The details that change your monthly payment or resale value, and that a model home tour won't mention.
KB homes are sold with a design studio. Ask your agent which upgrades add resale value and which to skip.
Lots near open space or the creek can cost more. Ask for the premium on each lot.
Traffic north toward San Jose builds early. Drive it at rush hour or try Caltrain from Gilroy.
Special assessments vary by phase. Ask the builder for the annual levy on your lot.
Bring your TurboHome agent, or have them register you, before your first visit to keep your rebate.
