Buy a home in Bay Meadows and keep the commission

Most homes for sale in Bay Meadows are resales. When the seller or a builder pays your agent's commission, TurboHome credits most of it back to you. On a $1,800,000 home in San Mateo, California, that's about $30,000 back at closing.

What to know before buying in Bay Meadows

Bay Meadows is an 83-acre neighborhood in San Mateo, San Mateo County, built on the site of the former Bay Meadows racetrack. Wilson Meany and Stockbridge developed it starting around 2013, with about 1,100 homes, offices, shops, and 18 acres of parks. The Hillsdale Caltrain station is at its edge, and the last 67-unit building began construction in June 2026.

Central Park and smaller green spaces tie the neighborhood together, and residents can walk to Hillsdale Shopping Center, the Caltrain station, and offices on site. Homes include townhomes, flats, and single-family homes, with apartments mixed in. Restaurants, a grocery store, and fitness studios sit along the neighborhood's main streets, and Highway 101 and State Route 92 are close for drivers heading to San Francisco or the East Bay.

The for-sale neighborhoods have sold out, so buying here means a resale. HOA dues are high for some home types and should be part of your budget from the start. A local TurboHome agent can compare home types, read the HOA documents, and negotiate with sellers, and the TurboHome rebate lowers your cost at closing.

Buying in Bay Meadows: common questions

Yes. On a resale, TurboHome keeps a flat fee from the buyer-agent commission and credits you the rest at closing. On a $1,800,000 home with 2.5% buyer-agent compensation, that is $45,000 minus a $15,000 flat fee, or a $30,000 TurboHome rebate. Buyer-agent compensation on resales is negotiated, so your agent confirms it before you write an offer.
